IN THE STATE OF COLORADO, PROPERTY TAXES ARE COLLECTED ONE YEAR IN ARREARS, THE PROPERTY TAX LIEN AUTOMATICALLY ATTACHES TO THE PROPERTY ON JANUARY 1ST OF THE TAX YEAR AND BECOMES PAYABLE ON JANUARY 1ST OF THE FOLLOWING YEAR. IT IS THE PROPERTY THAT SECURES THE TAX LIEN AND THE LIEN FOLLOWS THE PROPERTY, NOT THE OWNER, UNTIL PAID IN FULL. FAILURE TO RECEIVE A TAX STATEMENT DOES NOT REMOVE ANY LIABILITY FOR THE TIMELY PAYMENT OF TAXES.

WHEN ARE TAX STATEMENTS MAILED OUT?

TAX STATEMENTS ARE MAILED OUT IN JANUARY OF EVERY YEAR TO THE OWNER AND ADDRESS OF RECORD ACCORDING TO THE COUNTY ASSESSOR.

EITHER CALL OR WRITE TO THE TREASURER’S OFFICE, (719) 583-6015. PUEBLO COUNTY TREASURER, 215 W. 10TH ST RM 110, PUEBLO CO 81003, A DUPLICATE STATEMENT CAN BE MAILED TO YOU.

HOW DO I PAY MY TAXES?

THE TREASURER’S OFFICE ACCEPTS CHECKS AND MONEY ORDERS. DO NOT MAIL CASH. FOREIGN CHECKS ACCEPTED IF ISSUED IN US FUNDS AND DRAWN ON A UNITED STATES BANK. MAKE CHECKS PAYABLE TO THE PUEBLO COUNTY TREASURER. WRITE THE PARCEL NUMBER ON YOUR REMITTANCE AND SEND IN THE APPROPRIATE COUPON (S) TO PUEBLO COUNTY TREASURER, 215 W 10TH ST RM 110, PUEBLO, CO  81003. CERTIFIED FUNDS REQUIRED ON ALL TAX PAYMENTS MADE AFTER SEPTEMBER.

YOU MAY ALSO PAY YOUR PROPERTY TAXES ONLINE WITH EITHER A CREDIT CARD OR E-CHECK PAYMENT. CREDIT CARD AND E-CHECK PAYMENTS ARE ACCEPTED FOR CURRENT TAXES ONLY. THE SITE WILL DIRECT YOU THROUGH A STEP BY STEP PROCESS. PLEASE NOTE, THE BANK WILL CHARGE A $1.00 FEE FOR E-CHECK PAYMENT PER TRANSACTION OR 2.75% OF TOTAL FOR CREDIT CARD PAYMENTS. WHEN PAYING ONLINE, IT IS SUGGESTED THAT YOU CHOOSE THE "PAY WITHOUT REGISTERING" OPTION.

IN THE STATE OF COLORADO, TAXES ARE DUE AS FOLLOWS:

INTEREST CHARGED BEGINNING MARCH 1ST

SECOND HALF POSTMARKED BY JUNE 15TH
INTEREST CHARGED BEGINNING JUNE 16TH

OR FULL TAX POSTMARKED BY APRIL 30TH
INTEREST CHARGED BEGINNING MAY 1ST

TAX AMOUNTS UNDER $25 ARE DUE BY APRIL 30TH.

CUSTOMERS PAYING IN PERSON MUST APPEAR ON OR BEFORE DUE DATES.

WHAT HAPPENS IF I PAY MY TAXES AFTER THE DUE DATES?

BY STATE LAW INTEREST OF 1% PER MONTH IS CHARGED AND PARTIAL MONTHS ARE CALCULATED AS A WHOLE MONTH. ADVERTISING FEES, LATE FILING FEES MAY BE CHARGED. ALL PAYMENTS MADE AFTER SEPTEMBER WILL BE REQUIRED TO BE MADE IN CERTIFIED FUNDS.

HOW ARE TAXES CALCULATED?

THE ASSESSED VALUE MULTIPLIED BY THE MILL LEVY GENERATES THE TAX AMOUNT DUE. ONE MILL EQUALS $1 OF TAX FOR EACH 1,000 DOLLARS OF ASSESSED VALUE.

THE TREASURER IS MANDATED TO COLLECT PROPERTY TAXES. THE COUNTY ASSESSOR IS RESPONSIBLE FOR SETTING A VALUE ON THE PROPERTY, CONTACT THE ASSESSOR REGARDING VALUATION QUESTIONS AT (719) 583-6597. COUNTY COMMISSIONERS, SCHOOL BOARDS, CITY COUNCILS, DIRECTORS OF SPECIAL DISTRICT ARE RESPONSIBLE FOR THEIR RESPECTIVE MILL LEVIES.

WHAT IF MY TAXES ARE PAID MONTHLY THROUGH MY ESCROW ACCOUNT?

BY LAW THE TREASURER IS REQUIRED TO MAIL TAX STATEMENTS TO THE ASSESSED OWNER. YOUR LENDING INSTITUTION WILL OBTAIN THE TAX AMOUNT DUE AND PAY THE TAXES. KEEP THE TAX STATEMENT FOR YOUR RECORDS.

WILL I RECEIVE A RECEIPT WHEN I PAY MY TAXES?

TO SAVE TAXPAYER DOLLARS WE REQUEST THAT YOUR CANCELED CHECK BE USED AS A RECEIPT. IF YOU REQUIRE A RECEIPT PLEASE ASK FOR ONE AT TIME OF PAYMENT THERE IS NO COST TO YOU. DUPLICATE RECEIPTS SENT UPON WRITTEN REQUEST AND A FEE OF $2.00 FOR CURRENT YEAR AND $5.00 FOR A PRIOR YEAR RECEIPT MUST BE RECEIVED BEFORE A DUPLICATE RECEIPT WILL BE MAILED. MAKE CHECKS PAYABLE TO THE PUEBLO COUNTY TREASURER.

WHAT HAPPENS IF I DO NOT PAY MY TAXES?

A DELINQUENT BILL WILL BE MAILED TO YOU BEFORE SEPTEMBER 1. THAT BILL WILL STATE DATES ADDITIONAL INTEREST WILL BE CHARGED, THE ADVERTISING DATES PRIOR TO TAX LIEN SALE, WHEN THE ADVERTISING COST WILL BE DUE, AND THE TAX LIEN SALE DATE. THE DELINQUENT TAX LIENS WILL BE PUBLISHED THREE CONSECUTIVE DATES PRIOR TO THE TAX LIEN SALE. IF PAYMENT IS MADE AFTER THE CUT OFF DATE FOR THE ADVERTISING CHARGES ,YOU WILL BE REQUIRED TO PAY FOR THE COST OF THE ADVERTISING IN ADDITION TO THE TAX AND INTEREST CHARGES. THE TAX LIEN IS SOLD AT THE ANNUAL TAX LIEN SALE. WE DO NOT SELL PROPERTY AT THE TAX LIEN SALES. THERE IS A REDEMPTION PERIOD OF THREE YEARS FROM THE TAX LIEN SALE DATE BEFORE A TREASURER’S DEED CAN BE ISSUED. HOWEVER, ALL SUBSEQUENT TAXES THAT HAVE ACCRUED WILL ALSO BE DUE. IF AN APPLICATION FOR A TREASURER’S DEED IS MADE, NOTIFICATION BY CERTIFIED MAIL WILL BE MAILED, PROVIDED A CORRECT ADDRESS IS ON FILE WITH THE COUNTY ASSESSOR AND TREASURER. IF I HAVE DELINQUENT TAXES HOW DO I FIND OUT HOW MUCH I OWE,OR IF A TREASURER’S DEED APPLICATION HAS BEEN MADE?

CALL THE REDEMPTION DEPARTMENT AT (719) 583-6683 OR (719) 583-6689 AND THEY WILL QUOTE YOU A FIGURE THAT WILL INCLUDE ALL TAXES, INTEREST AND COSTS DUE FOR A SPECIFIC MONTH. ALL REDEMPTION PAYMENTS MUST BE PAID IN THE FORM OF CERTIFIED FUNDS.

ARE THERE ANY PROGRAMS AVAILABLE TO SENIOR CITIZENS WHO CANNOT PAY THEIR TAXES?

IN COLORADO, THE SENIOR CITIZEN WHO IS 65 OR OLDER MAY DEFER OR POSTPONE THE PAYMENT OF HIS PROPERTY TAXES ON HIS RESIDENCE. YOU MUST FILE BETWEEN JANUARY 1ST AND APRIL 1ST EACH YEAR AND YOU MUST FILE EACH YEAR. FOR FURTHER INFORMATION CONTACT THE TREASURER’S OFFICE AT (719) 583-6687.

IF YOU MOVE THE MANUFACTURED HOME WITHIN OR OUTSIDE OF PUEBLO COUNTY YOU MUST OBTAIN AN AUTHENTICATION AND A MOVING PERMIT FOR A $10 FEE. YOU WILL BE REQUIRED TO PAY ALL TAXES DUE AND CERTIFIED FUNDS ARE REQUIRED (CASH, MONEY ORDER OR CASHIER’S CHECK) PLEASE CONTACT (719) 583-6532 FOR ADDITIONAL INFORMATION.

WHAT DO I NEED TO DO IF I WISH TO PURGE MY MOBILE HOME TITLE?

CONTACT THE TREASURER’S OFFICE FOR A PURGE PACKET THAT CONTAINS ALL THE NECESSARY PAPERWORK. ONCE THE PAPERWORK IS PROPERLY COMPLETED, RETURN THE PAPERWORK TO THE TREASURER’S OFFICE ALONG WITH THE ORIGINAL TITLE OR THE MSO. ALL TAXES DUE WILL BE COLLECTED IN ADDITION TO A $10 FEE. CERTIFIED FUNDS ARE REQUIRED (CASH, MONEY ORDER OR CASHIER’S CHECK). DIRECT ANY QUESTIONS TO (719) 583-6532.

WHAT IS A PERSONAL PROPERTY TAX?

IT IS A TAX ON FURNITURE, FIXTURES AND EQUIPMENT USED IN OPERATING A BUSINESS. PERSONAL PROPERTY VALUED AT $2,500 OR LESS IS EXEMPT FROM TAXES (THIS AMOUNTS TO ABOUT $75 IN TAX DOLLARS).

TAX STATEMENTS ARE MAILED OUT IN JANUARY OF EVERY YEAR TO THE OWNER AND ADDRESS OF RECORD ACCORDING TO THE COUNTY ASSESSOR. DUE DATES ARE AS FOLLOWS:

FIRST HALF POSTMARKED BY FEBRUARY 28TH

IF PERSONAL PROPERTY BECOMES DELINQUENT A DELINQUENT STATEMENT WILL BE MAILED BEFORE SEPTEMBER 1 ST, ALL DELINQUENT ACCOUNTS ARE ADVERTISED IN A LOCAL NEWSPAPER THE MIDDLE OF SEPTEMBER AND THE DISTRAINT PROCESS CAN BEGIN OCTOBER 1 ST. DISTRAINT IS THE SEIZING OF THE EQUIPMENT AND POSSIBLE SALE OF SUCH SEIZED EQUIPMENT FOR THE NON-PAYMENT OF TAXES. THE DISTRAINT IS SERVED BY THE SHERIFF’S DEPARTMENT AND WILL CLOSE A BUSINESS UNTIL ALL TAXES ARE PAID. IF THE TAXES ARE NOT PAID THE SEIZED EQUIPMENT WILL SOLD AT PUBLIC AUCTION USUALLY WITHIN 10 DAYS OF SEIZURE.

THE STATE OF COLORADO BEGAN A PROGRAM THAT RE-IMBURSES TAXPAYER UP TO THE FIRST $500 OF TAX DOLLARS PAID. TAX AMOUNTS MORE THAN $500 ARE REIMBURSED AT A PERCENTAGE WHICH VARIES YEARLY AND IS SET BY THE STATE LEGISLATURE. THE STATE TREASURER ADMINISTERS THE PROGRAM. THE TAXPAYER, TO QUALIFY FOR THE REFUND MUST MEET CERTAIN REQUIREMENTS. REFER QUESTIONS TO (719) 583-6682.

WHAT IS THE HOMESTEAD EXEMPTION FOR SENIORS?

ADOPTED IN THE NOVEMBER 2000 ELECTION, THIS ACT ESTABLISHED A HOMESTEAD EXEMPTION FOR SPECIFIED PERCENTAGE OF A LIMITED AMOUNT OF THE ACTUAL VALUE OF OWNER- OCCUPIED RESIDENTIAL REAL PROPERTY THAT IS THE PRIMARY RESIDENCE OF AN OWNER-OCCUPIER WHO IS SIXTY-FIVE YEARS OF AGE OR OLDER WHO HAS RESIDED IN SUCH PROPERTY FOR 10 YEARS OR LONGER.  DIRECT QUESTIONS TO (719) 583-6593.

A TAX CERTIFICATION IS PROCESSED BY THE TREASURER’S OFFICE AND CERTIFIES THE AMOUNT OF TAXES AND OR SPECIAL ASSESSMENTS DUE A PARCEL. THE FEE FOR A CERTIFICATE OF TAXES DUE IS $10 PER PARCEL AND THE PARCEL NUMBER MUST BE PROVIDED.
